London house prices?

In the mid 90s I spent a few years buying tiny flats in Elgin Avenue that had originally been maid's quarters laid out as a bedroom/living room with a separate kitchen. They cost £40-50k as they were marketed as bedsits.
I am working on some mansion block apartments just off Elgin Ave at the moment. North of £1m now. <100m2P1ato said:
Only worth £3.5m to me, but I'm not the market - are you the vendor?
http://www.rightmove.co.uk/house-prices/detailMatching.html?prop=64303508&sale=5784481&country=englandEventually sold for £3.45m. £1m less than it was priced at when I viewed.
This is a pretty common story in my part of London.
It’s quite interesting how the shorter dates lease apartments are building up on the sale sites through 2017. It shows to me that the ‘pure cash’ overseas buyer has shrunk and that the domestic market can only transaction margin. Some of the properties in prime areas have been on for nearly a year now.

walked into a place in west london today just to see how things are going.
Asking price was 650 for a new build flat, I said I need it to be under £600k for the help to buy and he said they should be able work with that, Also offering to pay stamp duty.
i would be asking for 20-25% off as a first offer. Asking price was 650 for a new build flat, I said I need it to be under £600k for the help to buy and he said they should be able work with that, Also offering to pay stamp duty.
7.7% plus stamp isnt a great deal.

Best I saw was a 3 bed town house. Master BR with ensuite. OK. BR2 with ES. Erm... Family bathroom beside BR3. Downstairs bog. So 4 crappers in a 3 bed house! Unless there is an outbreak of dysentery, when will you ever need them?
This describes our home's floor plan exactly, although we're in Dorset. It actually works fairly well, although we wish the 'main' bathroom had an ensuite door to the third bedroom as this would make more sense considering the spare loo downstairs for guests. kiethton said:
Yeah, works ok in reality, a quick check of the old floor plan says it's actually a little under 600! floorplan changes below:

Old (far worse condition in reality):
And nearly finished (pre-snagging):
Looks like some very sensible changes to be honest.Old:

Tonks, most flats are open plan kitchen and diner in London these days. Turns dead space (kitchen) into communal, as folk hang around in there and have a beer etc.
I realise that you provincials have the space for separate kitchens, but we town rats like open plan living as it uses the limited space available rather better. It does mean you have to get good at tidying up - which is no bad thing.
I know that folk thing that open plan is a trend and will reverse, but frankly I don't think that it will in town flats. Houses, perhaps, but not flats. I think Keithton has added value to his flat with the changes.
