Just up the road from me too - I'm in SM.
Great news. I know no-one! We've put eldest lad down for SM school.
SM school has a very good reputation - our eldest is at the pre-school and she loves it.

We did see the house on our search but we didn't view as it was just out of budget with the work we thought it would need. To be honest though the one we just bought probably needs as much work but only internally. It looks like a project - good luck!

As of yesterday, we have completed! Very pleased! Pick up keys at the weekend then off we go!

I'm a bit daunted at the amount of work now required!

It may not have been in the end! Once we knew the situation, sale fallen through twice, owners in a forward chain desperate to move we cheekily offered £50k under asking and got it! That's half the renovation budget saved in an instant!

Good news. Eldest boy got a place at SM school. Very pleased.

Some movement. I have the pre-planning meeting with South Cambs DC on Monday morning and the first proper planning drawings in.

Picture of the house as it is.

Obviously that hideous porch structure will go and hopefully be replaced with a gabled porch with a couple of pillars or something. New front door obviously. Thinking about painting/rendering the house white and paiting the window frames country green or grey which will modernise. Going to clear everything out the front with the exception of the foremost hedge and almond tree to create a little in/out drive way so we can park more than one car off street.

And I have updated the basic visuals in line with the new floorplans....

More pics will follow at the weekend when I start to smash things up.

Good luck with them. We are going through planning for a commercial project and they are very very slow.

Actually should have a chat with you about lighting it in the not too distant future

Guy, my only concern with those groundfloor plans is that it's a little fragmented.

I wouldn't have a separate living room and cinema room, plus living room, plus kid's living room, I think that's one room too many.

To give you an idea, picture hosting the family at christmas, say 10 people.

You can get 3 being realistic on the sofa in the kitchen, two in the cinema room with a lot of wasted space behind the sofa and two possibly 4 in the living room if added another sofa in there.

There's no one room that can hold everyone, comfortably to sit and watch the TV. There's a lot of space but I don't think it is used very well.

At the very least I think you need to lose one room.

Thanks Paul. Feedback appreciated but I want the cinema as it'll also be a music room with a drum kit at least so wants soundproofing. Kitchen is enormous at over 7m each side and the furniture layout is only indicative. We will have plenty room for entertaining. Also thinking about the future. Two boys who are small at the moment but will become large teenagers eventually so the extra rooms means more individual space for everyone when required. Gonna keep it as is. Notwithstanding, I don't think I could afford the extra steelwork involved with opening up the living room as per your suggestion.

Well done on the cheeky offer! My brother did something similar on a place and got his dream house he wouldn't have been able to afford otherwise.

Looking forward to seeing your updates now, Guy.

BTW, I was asked what "White Rabbit Racing" was when I was skiing in Canada. Sticker's on my ski helmet!

Guinness Bar on 18th June? wink

Best of luck.

I'm just down the road (under 10 miles away). Thankfully you aren't listed - South Cambs LBOs are dreadful to deal with.

Happy to help out with stuff when you're ready to consider things.

Could do with looking at your lights for our project, all rako controlled.

Do you have any plans for a log cabin in the garden which can hold a 9' American pool table?

None whatsoever. My five year old is however convinced we can hide a skate ramp in the garden and my Mrs won't find out about it
