No hot water-rental.

Withholding rent is in breach of contract, what you should be doing is telling them you will get your own contractor in to fix X, Y and Z as their time lines have become unacceptable and you will deduct from rent or bill the agent directly... give them 7days to answer and say if no answer is given you will be proceeding with which ever option you see fit as you have deemed them to agree with it after the 7 day option to query it has passed.

Even if they fight it afterwards, they will lose as the tenant should never be paying for repair or upkeep on a property they don't own without a prior agreement with the LL... being forced to pay for it due to negligence will focus their mind.

That is what I have been thinking- any future problems get them sorted myself.

I know withholding rent is breach of contract, but I cannot see LL knocking money of rent for the lack of hot water.
