Interesting thread and a really quite bizarre!

At first glance I thought they looked quite nice but then I saw the pylons, I would NOPE the fk out of there.

The pylons really aren't as intrusive as they might seem.
You wouldn't be able to hear them from those houses, and folk round here have lived with them since the 1960's.

It's more the look/view if I'm honest, just find it very off putting.

I forgot I put this up on here. I ended up buying elsewhere in Dalkeith last year.

My brother is a building surveyor and he said it might have been something to do with the habitation certificate IIRC. As it was over 10 years old it would have been invalid. Rules for houses have changed since then so things like U values for heat loss etc would be different and the builds would have to be checked which might mean removing parts of walls etc.

Post edit - Just realised I'd said all of the above 2 years ago, never found out anything more. The agent selling them spoke a load of ste though, as at the time they said they'd sold 3 and were selling quickly.

They client died. She had interests abroad including Dubai I think.
Lived with the builder on the same land.

Reminds me a bit of this development about 10 miles from me but not riddled with problems just over priced.

These have been for sale for a year. 5 x 4 beds and 2 coach houses by a main road and steep gardens. I think they have spent a lot of money on them and the house is nice but cant sell them at all and now been dropped by 70k in some cases.

Round here that's a lot of house for £425k

Edited to say the one above is being sold without bathrooms or kitchen so maybe its a similar story in a way as looks like builders may have gone under or don't want to put another penny into it.

Forget the gardens, what about that terrible interior?! I cannot see one single thing I like in any of that. In a house of that size why does it have a kitchenette straight from a 1 bed studio flat? The whole lot needs ripping out and starting again.

Wow some of the nonsense on here is unbelievable, a bunch of gossiping old grannies. Worse than reading the daily record.

The person who says he knows someone involved dm you don’t know anyone involved or you would know me and know what you’re talking about.

I won’t say who I am due to the amount of silly speculation and gossiping but I’ll tell you the story so you know.

The houses were funded by a group from Dubai, Jemma James built the houses she tragically passed away in 2018.

The group from Dubai was family run and the father had a stroke, his sons took over and had a huge bust up over the fathers assets and who gets what as the father didn’t have capacity to run the day to day business.

The houses were put on hold because of this and lay empty for years, these guys are worth about 500 million so 11 houses in Tranent aren’t a huge priority for them.

By the time they got their acts together and went through court in Dubai to distribute their rights the building warrants were expired Jemma James was no longer involved and all had to be redone as well as some alterations from the building process which is normal for anyone who knows anything about building houses.

They are all rented out now as to cover the costs associated and the one empty property which has to have drains redone is the one which is the only one with issues.

The warrants once issued are from East Lothian council so how can anything be “dodgy”?

If you weren’t panic stricken by gossips you could have got a steal on those, the home reports will come in at about 450 now, and that’s the price they will go for, they are lovely houses.

I reckon a when this thread was written you could have put in an offer for 250 and had it accepted because they just wanted rid of the headache and aren’t short of cash, thanks the stay away at all cost wally for missing that one.

You should really know what your talking about before slandering peoples reputation, totally clueless.

Angry with good cause and it doesn’t matter if the threads dead people read it, if someone was writing total crap about you online for all to read and slandering your reputation you would want someone to clarify as well if you weren’t able to do so yourself.

Especially when not a single thing there is written with any basis.

One man's lovely house is another's bland McMansion; potay-to, potah-to.

The plot density is ridiculously high too, not that that is unusual with new developments.

Pretty sure I know who you are mate.

Always surprised me they never sold but never knew the story behind why not.
I actually think they are great looking houses and would've tried to steal a bargain If I could have afforded it.

Just read all this thread and to be honest I wouldn't be in the market to buy one five years ago or today.

But what I've concluded is that if your building houses and it take 10 YEARS to sell or rent them then there is something wrong somewhere.

In my neck of the woods all houses from one bed flats to five bed detached arena demand and the new build housing market looks fairly buoyant.

We were seriously interested in one of the plots. The one that we like was being marketed at £450k which was well overpriced for the area. The property at the time was being marketed by Annan property. We spoke to them and suggested that we might offer but at significantly less. They said they would propose the offer. It was rejected. They then went on to tell us that the sellers were increasingly difficult to contact and didnt pay their marketing fees leaving the estate agents out of pocket. So the "could have got one for around £250k" is utter nonsense.

I’m pretty sure we had dealings with this group. We had significant issues and had to cut our losses in the end. I’d not be able to recommend them.

Wow. Very angry revival. What you say was pretty much what my brother guessed who is a surveyor about the warrant but unfortunate about the families. Glad I never bought one though as it's a bit strange living beside empty houses. I think I the damage has already been done with regard to the amount of time they've been unsold for, not because of a thread on Pistonheads, though.

I drive past regularly, unfortunately in my opinion they are too close to comfort to a line of pylons (mentioned earlier in the thread). If it wasn't for this I think they would be better received and people would probably care less.
