Getting the wheels in motion for this as we have been kicking the idea about for far too long and given up on finding a bigger place in the same area we live in (simply nothing has come on the market over the last few years which we have been interested in).

The idea is
1. To add a large open plan kitchen diner
2. Remove the wall of the living room to the kitchen with bi fold doors to the patio and also bi fold doors the other side of the patio from what is the new 4m extension.
3. Remove the walls in the kitchen as is
4. The above would give a 9m wide space and then a 4.5m current depth of these rooms plus the extension of 4m for 2/3rds of the rear plot.
5. Demolish the conservatory and garage so they are integrated to the property (conservatory will become part of the large open plan)
6. Upstairs add a new bedroom over the front of the garage 3m wide by 4.5m long
7. Current bathroom will become the new hallway to the new bedroom
8. Build a new family bathroom over what is now the side conservatory (3m wide by 8 foot long)
9. The new master bedroom will use what was bedroom 3 as the walk in wardrobe, then athe end of the room will be an ensuite (backing onto the family bathroom)
10. The master bedroom to have vaulted ceilings and a staircase to go up to have space on top of the walk in wardrobe room and the family bathroom - basically as a study and a big tv area.)

I've calculated that the additional total space is 105meters squared onto what I think is a 150meter squared property.

As a rough guide all up cost what am I looking at here?/ is this going to be far too much for a semi detached house/will I get my money back if we had to move for whatever reason.

These kind of posts are really pointless, prices vary so much by area, who is doing it etc. I had quotes that ranged from £70k to £130K for the exact same work(to first fix stage so no variations). In the end I added about 100 sq/m to a detached house for £100K fully finished. Valuations came back where we expected and would more than pay for the work. You may want to check with your local authority too as you may have to pay CIC on that size of extensions. Have you got the plans drawn & up with PP in place?

We have today had an architect come round to discuss the options - awaiting his prices before we push the button.

PP hoping to have that secured before the end of Aug.

If it's any help - I know an absolutely brilliant brickie (whom lives in Woodcote). and a petrolhead into the bargain.

He's got access to other trades too - I only mention it because I've seen his work - his attention to detail is first class - he's got the right ethos and approach to his work imo. I'm not related to him!!

On the other hand we added 24 sq/m for £100K & again the valuations matched it. It very much depends on the finish you want, the kitchen alone was north of £20K

We have an office in that area, if you're happy to drop me the location of the house by PM i'll check if we cover it and if so do my best to provide a desktop valuation of the finished product. I can't help on the building costs unfortunately.

I'm currently on our 3rd application. Haven't had a single objection to date, not listed, not in a conservation area, lovely big plot, etc. etc.

The planning officer is just an absolute jobsworth!

We've been trying for planning permission since the beginning of September.

I wouldnt count on his opinion. Our architect was massively under on his price estimate.

Which is why all this £X per sq/m is bks! The finish we have is on par with any volume new build with the most expensive options fitted so I'm more than happy. For the record I've seen people spend 4 times what we did on a kitchen & the fit/finish is no better. Expensive doesn't always mean better.

We've been trying for planning permission since the beginning of September.
From what I've heard of others who've had plans over the last few years within this area the Reading planning dept have been pretty good with them --- but as you flag I'm prepared for issues and if none that's a quality problem.

So far I have scrawls by pen and paper but will tidy it up and take a pic. (If anyone has a cheap or free package I can drop dimensions into to create the basic shape that would be ideal).

If you could do that you wouldn't need an architect (or a technician)!

Google sketchup can be handy and you could also try draftsight which is a strippe d back version of AutoCad. That's what I used to draw up my plans for PP application.

Thanks downloading Google Sketchup and see how I get on - the architect will get back to us in a week then in 3-4 weeks arrange a survey thereafter draw up plans which could be a week or two again ...(am downloading on worklaptop as have our personal laptop has given up the ghost)

My new laptop is arriving in a few days so will get that application up and running.


A quick question how much does it cost to put a steel in ? Let's say between my existing living room and dining room it's a solid wall and a supporting wall I think it's 15 foot width of room (very similar length as it happens) ball park what would that be?
