Just need a ball park figure to build a 6.5m x 3m free standing brick garage. I up and over door to front and a large window to rear plus a side door. Foundation slab is already in place with an old concrete garage. Thanks

Materials about £4-5k if using a pitched roof with labour on top?????. I built a fully insulated pitched roof man shack myself 6x5m 2 years ago for £9k.

Single skin or double skin wall
Insulated or not
Pitched roof or flat
Insulated garage door
Any heating/wet heating or fitted electric heaters

Shouldn't it be about £650per m2?

Single skin would be ok with pitched roof and no heating.

You say that now but think long term and year round use - it's not that much more to get it done to high year round std over bare minimum.

Do the maths.

It was about £15k for my similar sized garage a few years back, but that did include removing the concrete base from the old garage and laying new foundations.

So £770per m2 incl VAT - with the added cost of old base removal should give OP a good steer.

That was for single skin, would have preferred double skin/insulation, but was already stretching the budget.
