Where can I put my W/C?

Looking at houses with a list of requirements and we've found a house that works apart from one thing... It's a four bedroom house with only one bathroom! So we're looking at it with a view to putting in a downstairs W/C after moving in. Soil pipe is enclosed, inside in the back corner of the house (between dining room and kitchen at the corner of the original house).



I know we'll need ventilation and to get a soil pipe out (not wanting to go Saniflow/macerator)

Two options would be under the stairs and run soil/ventilation out through the garage or build a porch at the front and put a W/C at the front, but I'm not sure if there's anywhere to send the soil out the front, further research required I think.

So post up your experiences of buying a house without downstairs loo and plumbing one in from scratch, what issues did you come up against and what did you or should you have checked before putting in an offer? (Or use it as an excuse to show off your posh bog, everyone loves a pic or two!)

Partition off part off the garage? Are you putting a car in?

The one along the back of the original house is actually a big dining room. Kitchen itself is behind the garage. We've probably knock the wall down between the two and spill the kitchen into that space

Is this PH or not?! wink yeah the garage is to be used as car/tool storage. It'll have washing machine at the back of it but there's not space for a loo as well unless we extended the garage forwards to make it longer, but that's a good option thanks

Blimey that bathroom is tiny for a 4bed house.

I would have the Kitchen/Diner as the kitchen, the room behind the garage becomes the dining room/utility area and you partition part of that off to incorporate a toilet, also brings you alongside the existing soil pipe (or close to it).

You also have Storage upstairs which can be another toilet (never have too many).
