Sorry OP, but every alternative house you've posted up is better than the one you've fallen for, in my eyes anyway.

Do not underestimate the time & costs involved of a full renovation. Take your estimates, add 50% to the budget, and double the time, and you'll be about halfway there.

How so?

1 - Is nice to be fair, going to see it

2 - Tiny drive, tiny garage, tiny lounge, tiny rooms but slightly better garden. Price around the same.

3 - Really small rooms, garden is tiny and massively overlooked



4 - Much like 2, small kitchen, similar price.

I probably shouldn't have started this thread. Its too subjective. People don't know the area nor the market round where I live. You've not seen the house, and the pics don't do the house or garden justice. I thank those who've offered their advice and I have take the work aspect on-board. As stated I've put in a silly offer and will see what happens. If it happens it happens, if it doesn't then it doesn't.

If it does I'll start a renovation thread and you can all say "I told you so" smile

Also I have to say OP every single one you have linked is much nicer in every way than the one you've asked for views on.
I guess as you've not heard anything back as yet the low ball offer isn't being accepted so this is all a moot point.

In fairness its not been put to the vendor yet, agent was round mine measuring up today and advised he will do it today

I was just seeing what came up on the results. Its hard to know what the OP is after but in the area they are looking in, most will be 80s red brick builds or bungalows. There will be no gravel drive mansions going for £250k wink

I was aiming higher as if you are going to be spending double figures on the renovations, why not add it to what you can spend and get something that wont need money spending on it?

You can get more for your money if you look a bit further north around Totton like this:

But some parts of Totton are a bit 'council' so pick your roads carefully wink You certainly dont want to go anywhere near Millbrook and the like on the Southampton side of the water.

I just found it humorous because that's basically what he's already found, and everyone's telling him it's ste.

Am not saying that the one they have found is ste. Yes, it needs modernising but it all still 'works' and you could live with it whilst deciding what to do.

To me it looks like a typical house for the area. The garden is the worst aspect of it as that is the hardest part to change v decorating, new kitchen, etc.

Or buy a £290k house lovely garden needing hardly anything done to it plus will be worth more in the future too.


OP I've got a feeling no matter what anyone here says you'll go for it regardless. Also concerned at the agent you offered before the weekend some 5 odd days ago - I'd not want him flogging my pad regardless of if you love that original house or not.

But I cannot borrow 290k, I can borrow around 250k.

So how are you intending on spending tens of thousands on renovating it?


You could get the same mortgage on a better house + unsecured personal loans which is what you'd have to have anyway.
