Always buy a property in the best area you can afford - this is something you will never be able to change and can have an impact on your enjoyment (ie I've had experience in living in a not so great area - didn't know at the time, lesson learnt it was hell/constant worry about big parties loud music late at night arguements inconsiderate parking trash etc).

Always also buy a house which there is a vision - if something is impossible to change then think hard is it important to you? Is it important to potential buyers/will it make selling it more difficult?

Try if possible to make as few steps on the property ladder as possible as your wasting £ on buying and selling + the upheaval is one of the biggest things you'll ever face/can cause relationship problems.

Make sure you check all planning permissions in the area - you might end up buying in an area which then has 1,000 new homes being built...
Make sure you check with the police for crime rates in an area
Make sure you check the school catchment area and ratings of the schools - even if you don't have kids someone who buys it from you might and will pay more for that.

Yeah I'm thinking about one of those stainless ones you get in a kids park. It would be epic.

If it's probate then they have an obligation to get the highest price possible for the Estate so they'll be waiting for higher offers. You didn't say what the offer you made was but the fact you're in a chain as well would suggest to me that this whole thread will prove to have been one huge waste of time.

You're far more likely to be taken seriously when you have a buyer for your current place.

Went and viewed house and liked it so had mine valued and measured up. Signing off details tonight and will be on market tomorrow.

When instructing agent I made a offer, fully aware mine wasn't yet on market and made my offer accordingly, ie here is my offer, aware I need to find buyer so feel free to keep showing people in the meantime.

That's it, I'm done with this thread now. Will update if I do or do not get it.

I'd be stunned if they negotiated a price with you while you are unsold, reason being what will normally happen is you will come back to the table saying you have had to accept £5k less than you expected so now need to offer a lower amount than that discussed before
