For the top one, if thats the best pictures that the agent is prepared to show then the house is going to be a tip. From picture 2 it looks like the dining room is full of cages for animals and the flooring is tiles or similar so the house is going to stink. Picture one is of the front (I think) and thats a mess as well.

The second one is also light on pictures but looks small and has no floorplan.

Agents arent stupid. If there is something that might put people off then they wont show it.

Update time

Our house has been on the market for 6 weeks. We've had 2 viewing (3rd tomorrow) but no offers.

In the meantime the house in question had a full asking price offer from a guy in a similar position to us who hasn't been able to sell either. It then dropped 10k, and has sold again.

So it looks like this house is not going to happen for us now.

Still keeping an eye out for other stuff but have found out since we're expecting a 2nd child, so will probably end up sticking where we are. I'm feeling a bit jittery about the market too. Will continue till the end of the contract and see what happens.

We have a buyer, but there is nothing suitable on the market, and this house has now exchanged and they've moved in. Its gutting to go past daily and see the light on frown

Still looking but not busting a gut with child 2 due in May.

Thanks for asking. No change from the above really. It's been very quiet but there are a few houses coming on the market now. Maybe something will pop up, but I'm resigned to staying put for now.

Subsistence can be fixed - usually you'll find it priced at a far lower price than corrective works.
That said not sure if man up and do it myself but...

Unmortgageable until the works are carried out though; cash buyers only I suppose.

I wonder what % of house sales are cash buyers?

My guess is an increasing number. As the baby boomers retire as home owners and then look to downsize...

As a clean sheet project it looks ok. Decent sized garden. Good location.

You can be assured that you aren't paying for someone else over priced vanity kitchen wink

As long as you buy based on the field across the road maybe becoming housing, then I've seen worse ideas?

Unless you're impossibly close to the power station, gypsy camp or refuse dump (or whatever it is), that looks a really decent buy.

A few tens of thousands would transform that into something very nice. What are you waiting for?
