The price is relative - forget the "you could get a palace round my way for that" brigade.

To counter poise, this is the cheapest house within quarter of a mile of me;

I got what you were trying to say, even if they didn't laugh

I won't comment on the price, as I've got no idea as to values in that area & me telling you the values in my area (about 300 miles away) is hardly relevant!

As to the house though, it's similar in décor to the house we bought - same style 1970s stone fireplace, dated kitchen etc. To get it to a standard where we would move in took around £20k and that's with me doing an awful lot of the work. A lot of jobs you can do around you, but do you really want to be living without a kitchen / bathroom / lounge when you've got kids?

If the OH isn't on side to start with though then forget it as you can guarantee when things aren't going to plan she won't let you forget it either. Luckily my OH can see potential (unlike her motherrolleyes) so I was ok...

Despite you lot saying its a bit crap, I still really like it. Interestingly the other half has agreed she quite likes it now. Her reservations were that the work wouldn't get done very quickly. That I would procrastinate. And the garden.

So I went back round yesterday afternoon and took a picture of next doors garden to see what they had done. Whilst not pretty, its better than what we'd have and has shown the Mrs that with a bit of work it could be liveable.

Yes its work, but its not a huge amount. The kitchen is the same, some tile paint, remove the fake beams and a lick of paint and it would be nicer. The only thing she'd need to live with for a while is the fireplace.

RE the shared driveway, its a shared entrance, like my drawing below (not to scale wink)

and here is the googlemap of the place, the car in the pic isn't on the block paving driveway.

So I've chucked in a cheeky offer.

I find it hard to believe the price of houses 'down South'.
That property would be £120K in my town on the North Wales coast.
Its cheap compared to some near my part of 'down South' - and its in the worst part of town too.

Better than I'm given credit for. I tend to procrastinate, but enjoy it once I've started. Will be easier with a decent garage to keep everything in.

Do you already live locally?

The A326 heading North is soul destroying!

And why is there a picture frame on the lounge ceiling?

Yes, I live 400m away. Its why I mostly cycle to work in Southampton.

Its a recessed light. Quite cool actually.

Is it cheap?
It is a potentially nice house but, as others have mentioned, the kitchen/fireplace etc are such monstrosities that for me it would definitely have to be valued to be completely refurbished.
If it is 40k cheaper than similar houses then I reckon it would be a really good buy.

Family house though, so where are you putting:

Splash pool, climbing frame, trampoline, swing, slide ?

Where are you playing football, riding bikes etc

A friend has a steep garden and now has toddlers and it's absolutely useless, if she spends £15k on terracing it's still be useless for most games.

You don't HAVE to have all that though. Finding a 100% perfect house is unlikely, and the only thing you couldn't have fun playing in that garden as a kid, is football. Think of the tunnels you could dig for toy cars in that hillside! You could have landslides, rockfalls....all sorts. I'd have loved it!

This is the garden he currently has (although several years more mature and now the same colour)

We have 2 young kids - that garden would be extremely problematic and would put me off straight away.

It'll need plenty of money spent on it, as it appears to have got stuck in a time warp.
Why is there a picture frame or mirror above the TV?
There appears to be damp all over the utility room (lean-to) wall.
Bedrooms aren't too bad as they are fairly neutral.
Bathroom is very small.
Steps on the garden look like a potential death-trap.

The one thing you mention that is great (garage) doesn't have any photos so I cannot comment how awesome it is.
