The one thing you mention that is great (garage) doesn't have any photos so I cannot comment how awesome it is.

Interested to gauge opinions. Offer is silly, will make sense if we get close to that.

What is the Sq M of he property?

What is the school catchment area like?

What are the crime stats for the area?

Rear garden on different levels
What direction is the garden facing
How much budget do you have to renovate?
Can you do DIY or just the basics is RIP wall paper down and paint?
Can you demolish the garage and build it attached he the house - which then means you can build over for more bedrooms and a bigger rear garden than wasted space to the side of the house.

OP you need to excavate significantly to get a decent flattish garden - risk is big retaining walls.

However as it looks now that neighbours garden looks really unusable and needs heaps of work and £ spent on it.

You could tier it

This garden is tiny so the space you have needs to be useful else it's an utter waste of time. It might cost a bit to sort the tiers out but that will add significant value to the property. Currently that would put lots of people off and not many people like to have builders or landscapers in instead they want to buy it done so you can max out the value add.

Apart from this place what else is on the short list?

I think too many buyers discount bungalows when there are loads of advantages especially with young kids.
