So I'd like to knock down/relocate my shed and extend my kitchen into some of that space.

Would be single story flat roof at the same height as the front of the shed. As you can see the shed height is a fair bit lower at the rear.

Not sure who owns the wall but it appears to be on my side.

So while I'm waiting for my architect to visit I thought I'd ask the PH massive for their thoughts :thumb up:

They happen to be Hogan Apex PC's and worth a fair bit.......i'd say about 2 chainsaws in old money spin

And the Knife..... I like to whittle sweeping brushes up there wobble

I like the thinking, obviously you purposely left it looking like that so the neighbours will no doubt be over the moon at the thought of it being cleared and an extension going in rather than them moaning about boundaries lol

Ventured into the attic and found the deeds. The pink and blue areas are mine.

On an older document it appears that my neighbors to the right own the boundary walls and fences. So I guess this could get tricky without some diplomacy on my part. I really don't want to have to build a metre away from the wall. Any thoughts?

Has to be I think - probably a good thing as my existing shed is part of it. I've yet to 'bump' into my neighbor to have a chat.

According to my deeds the "bulging end" was purchased for £66, It's big enough for a 4 bed detached (circa £750000 in my town) - my mate owns plot 92 that has access to the road! fingers crossed that'll be a separate thread wink

No idea about your question but in your first pic.. what is that plant that's grown all over your equipment? From first glance it looks like it might be Japanese knotweed which may or may not cause problems regardless.

It's just Bindweed. PITA all the same.

It certainly is - when you dig over you have to take all he roots out but if you leave a tiny bit of root give it a few weeks /months it will all be back again

Suggestion (if reading plans/photos,right).
Do the kitchen extension on the other side i.e across back of house, with tiled lean to roof all the way across with veluxs roof lights in it and maybe some patio doors onto garden. Maybe remove backroom wall to make into large kitchen diner, depending on internal layout

Then at some later date you could demolish garage completely and assuming wide enough drive build a detached garage to rear of property.

If you still want to go with your original idea don't think you will have a problem as you are building against bottom of garden boundary of nos 86/88 so should be able to build upto boundary and no party wall.
