I lived next to a main station on the west coast mailing for a number of years and actually loved it. The goods trains used to clank through at a slower speed obviously but the noise and squealing of brakes just used to send me off to sleep once I was used to it.
It wouldn't put me off if the price was right but I think you need to really spend some time around the house as others have suggested.

I live about 30m from main Cardiff to Swansea line. Local trains go past almost unnoticed, main trains are noisy for 10 seconds or so and I can just about hear them from in the house.
Goods trains are easily heard and some of them pass vibrations into the house. I'd rather it wasn't there, but it really doesn't bother me. Much better then living on a busy road. Oddly, I think it makes me appreciate how quiet it is here 99% of the time!

We're about 30-40m away from a line. Trains are about every 20 minutes from about half 6 to near midnight. After a couple of weeks you don't really notice them except for the occasional clunky old rattly maintenance train at stupid o'clock. Couple of our pictures never stayed straight with the vibration but probably more due to the kids slamming doors.
Means your kids will sleep through anything.
The tamping machine didn't even wake them and it sounds like it's hammering its way to the centre of the earth!

My first house was here: https://goo.gl/maps/p5UXB4EQRGo which backed onto the mainline railway. You do get used to it and quite quickly whilst in the house.
However, during the summer and outside in the garden it becomes annoying holding a conversation when it is continually interrupted by trains.
I wouldn't do it again.

Nowadays main lines have continuously welded track- none of those old kerchunk kerchunk noises!Just WHOOOSH and motor sounds.I have had a suburban line 70 feet from the house for 15 years- I am so used to it that sometimes in the morning (when say 10 trains must have passed) I suddenly think I have heard nothing and wonder whether there are trains running for me to get to work.
As someone said- go have a listen.The absolute no no is if they make the property shake.You won't get used to that!
