found a new architect yet?

Either Architect doesn't know rough pricing, which is a massive worry, or you are being had, which is also a massive worry.

I used to run a commercial electrical contractors, we did some domestic but were always too expensive as we had higher overheads etc.

But I've never charged £12k + VAT for a 3 bedroom re-wire!

For that you'd get data cabling, LED down lights, stainless steel sockets and maybe even a Fibaro home automation system.

Way too much. (from the limited amount of info you've given anyway)

Looks like I'm not going to get anywhere this side of Xmas.

Architect is a personal friend and the contractor was introduced to him by me. We have seen his work and he is local.

New year I am just going to get quotes direct from a couple of Sparkies and Plumbers.
