I live out in the sticks in Devon in an old Manor House. There is some land adjacent to my property which I am interested in acquiring but I can't find out who it belongs too.

I wrote to the Land Registry with our title deeds identifying the land I'm interested in but they just wrote back saying that the land was not owned by any of the properties adjacent to the land in question.

Is there any definitive way to find out?

Put a caravan, calor gas cylinders and old tyres on it, you'll soon find out.

This. Certainly with houses you pay like £3 and get a PDF with all of the details.

The only problem comes if the land is unregistered

Then its a case of firstly looking and the planning register, after that ask around

Do you need a postcode to locate it for the Land Registry ?

Not with map search, but a postcode makes map search quicker. You can toggle to a satellite image too. Once you have zoomed in close enough you can select a circle diameter and it returns the title numbers within that circle. If it comes up with nothing the land is unregistered.

I have the business version and that has a much better map tool that shows the title numbers on each parcel and edges the parcel in red. No red edge means unregistered

There is the same data, but I'm sure a much more cumbersome interface:

https://data.gov.uk/dataset/land-registry-inspire-...

You need to click "preview on map" then zoom into the area. At some point the map goes white then you click the "CP.CadastralParcel" checkbox which shows the land parcel layer with the IDs.

What's the process for registering unregistered land you have an interest in ?

I have a similar issue. Adjacent to one corner of our land is a 1/2 acre copse which appears to have not been touched in years (very old rubbish/zero coppicing...) so I resorted to the Land Reg, no registered owner. Asked a few people locally and they didn't know either.

So I cracked on with tidying up the overhanging branches and lack of maintenance along the boundary line. Roll on 6 months later and I get stopped by a local whinging farmer from a mile or so up the road claiming I had been on his land (I checked on the deeds/LR and I had not). At least I now know who owns it (and doesn't maintain it wink ).

Thanks for the replies but none of this seems to help.

On the map search on the the Land registry site the search just comes back with "Sorry, we have been unable to find a property that matches your enquiry. Please try searching in a different area."

I had also previously written to Land Registry with a copy of my title deeds, outlining the adjacent land which I was interested in.
They wrote back merely saying that the land was not registered to any of the adjacent properties (so no use to me).

Any other ideas that don't involve me buying a caravan smile ?

Don't suppose I could be cheeky and ask you to have a look up on the business version for me? smile

Maybe try going to your nearest Land Registry office? Speaking to an actual person might help clear it up!

https://www.gov.uk/government/publications/land-re...

There's also this, another contact option.
