Anyone done it? We bought a place with a huge plot and some additional land late last year. The plan was just to enjoy it...
Two of our visitors over Christmas separately raised the idea of subdividing the plot, building a house and selling it. This wasn't the plan but I'm dancing with redundancy so it is more and more tempting to consider taking a year or so out to build something and then selling one of them.
Local area is under a neighbourhood plan which is fairly positive about it as they're seeking to avoid big developments in the village. Lots of houses on our street have done it over the past 20-30 years.

Go to the planning authority with some fag packet sketches and ask for the pre app advivce. Its a few hundred quid. If the outcome is favourable select an architect.
Try and take the planning authority on the journey every step of the way.
