Be interested to hear where you end up there. I'm from that sort of area, and have lived just about all over the place around there - my dad always used to commute into Farnham on motorbike from where we lived (Blounce) so no issues, but certainly traffic around there is a nightmare otherwise.

Trainwise I think Farnham is generally very busy, I might be wrong but I think most of the trains that go through start in Alton and go through Bentley, where there is a large carpark - might be a better shout and of course you'll always get a seat, which you probably would at Farnham, but might be a bit of a bunfight - villages around Alton generally quite pleasant but would make driving to Lotus garage bit longer.

Depends what you want - if you went for villages around Alton its less likely to be full of people moving out from Putney, which is a plus most likely, which is the feeling you tend to get about places around Guildford.

Coldharbour just outside Dorking would tick all your boxes. There are two houses for sale in the village.

The commute's a bit st but plenty of people do it. That is more than compensated for by the lively social scene in the village and the beautiful surroundings. The pub is great and full of characters. A friend of Vixpy's parents owns it. Oliver Reed used to drink there.

Properly inbred little place though. I spent a night in the b&b there, after a certain time the doors of the pub were locked, everyone was smoking weed inside, and it was all very peculiar to be honest!

Busy road that Tonker, plus a wedding venue opposite.

Millbridge Court or something, I've been to a couple there. Its fairly pleasant as those all in one places go, but a factor. But mostly will be the road I'm sure.

Frensham house seems cheap but right on the (busy) main road, even the side road is busy (and terrible to turn out of) as it leads to Frensham small pond a very busy National Trust area.

I don't think the wedding venue would be too intrusive (used to be the mariners pub and our 'local' when I was a boarder at Pierrepont a stones throw from that house. Now owned by the Ellison Ministries (as is my old school) and run as a wedding venue. I'm not sure how raucous it would be. I think your issues would be the road and the maintenance, is it listed? That garden would take an amazing amount of maintenance!

I grew up in The Sands (Crooksbury Road), around the corner from Tilford (Barley Mow, great pub now it has a new owner/land lord) and my parents still live in the same place almost 30 years later.

Before you go much further with your search, seriously consider how rubbish the A3/A31 junction is considering the location of your sons school. Look at the traffic on google maps one morning at 8am (Not Friday as traffic is ok that day). I drive to Thames Ditton every day along the hogs back and when I go in early I pass the junction at 6.30 and it is already showing signs of a que. If I don't go ine arly and hit the junction at 7 it is getting busy. After 7, it just gets worse. There are some great private schools in and around Farnham. I went to St Edmunds in Hindhead.

The train services are in my view, very good from Farnham. You will always get a seat and it is a reliable line. I think it might be getting expensive and parking is expensive but at least they sorted the car park.

For me, if I had the budget I would look at anything between the A31 and A3 up to Puttenham (Elstead/Shaklford/Rushmoor/Frenhsam/). There are some very nice houses around the area. The one you linked to is on a busy road as already mentioned. Good luck.

Thinking about it, maybe it’s not as bad as I mentioned. On its own the A3/A31 junction is probably ok but I have to deal with the M25/A3 junction as well so guess the two together can be a challenge.

If you had rented that property you would have been there neighbour, well incredibly close!

The problem in most cases is that the vast majority of sellers at this price point do not need to sell, most of them would quite like to if they received what they consider to be a decent offer, and they could also find something suitable to move to.

However, if they still happened to be in their present home in 12 months time they're often not that bothered, so there is little motivation for them to trim the price to something more realistic.

The three D's are really the only things keeping the market from completely stagnating:

Death
Debt
Divorce

Don't agree. Most of them round there are nearing death and do need to sell, and likely being pushed into it by people with half an eye on inheritances. My grandparents lived in Rushmoore and did exactly that, sold a st house on a huge plot.

Fair enough, but my experience differs. Most of my clients in the £1m - £2m range are in their 60's and 70's, and are in no rush to sell whatsoever.

I'm more Guildford area than Farnham though.

A very good family friend owns a two bed in one of those overlooking the river plain...another one had the pub for god knows how long, but sounds like its for the best he doesn't anymore...!

I'm pretty sure this was on the market years and years ago and my dad was keen at the time but mum wouldn't consider a move. Great house. Assuming it sold for £750k back then, would have been a fairly good investment...

Yes, nice place, but its a lot of money, and as you'll see, in the summer every from 5 mile radius goes to the river bit by the bridge/frensham ponds.

I've lived most of my life in the area (currently SW Farnham/Rowledge). Everything about it is brilliant, except for the overburdened roads.

If you want to get to Horsley you're not really starting in an ideal place, but at least you don't need to fight your way along the A31 through Farnham from the west side - Better to go straight to the A3 via Elstead/Hurtmore but you still have to suffer the A3/A31 pinchpoint.

Forget using the Hog's Back in the morning after 7am. It's almost always quicker for me to cycle the 13 miles to my office in Guildford than to drive (3 miles of which is offroad along the North Downs Way, so use my cx bike). Or I wait until 10am when the traffic is clearer.

There are plenty of good MTB trails around, and for road rides just head into Hampshire or Sussex for almost completely empty country lanes; quite stunning in springtime.

Make sure you walk to Frensham Brewery on a regular basis, it's run by a great couple.
