Hi
I am negotiating on a leasehold flat in Surrey which comes with a single garage in a block.

Would it be possible to sell the garage separately if I was to become the owner?

My solicitor would naturally look into it as I'm guessing the land registry would be involved?

The garage could well be worth circa 20k but does not add anything like this value to the property value.

Depends on the lease really. A lot of those garage blocks have seperate agreements about such things.

Garage only ever to be sold with the flat?

It could be something of the like. I had a house once which was actually freehold and included an en-block garage freehold too. But there was an overrding covenant about not selling seperately or renting to anyone else etc.

I have a flat with a garage in a block and a couple of owners have obviously managed to separate the garage from the flat as there are a few owned by non-flat owners. Also some flat owners have purchased another garage from another flat owner so it must be possible but as mentioned the detail should be contained within the lease somewhere.

Depends entirely on the lease, it may be possible where you are and equally impossible on another development.

OP the solicitor dealing with sale should be able to tell you for sure. If you dont want to use the garage, you might make a great return on renting it out depending on where you are.
