Okey, I have a rental house in Cumbria which I want to flog off. Found an agent where I'm happy to sell it.

However I've just found out they don't have a contract with Zoopa.com They only have a contract with Rightmove.com

So if I go with this agent, then it will only be advertised on Rightmove plus one other site I've never heard of. The agent is a big agent and I've got a blah blah blah from them about how they used to use Zoopa but they never got any enquiries from Zoopla, all came from Rightmove blah blah, Rightmove is bigger in Cumbria.

Is it a bad idea to use this agent who does not advertise on Zoopa?

Have you searched for properties in Cumbria on Zoopla to see if they're accurately reporting the facts?

In this area there are about 400 for sale listings on Rightmove, 350 on Zoopa (so Rightmove is bigger) and about 70 in the no-name site which I have forgotten the name of already even though I only looked at 5 mins ago.

I'd say Rightmove would be sufficient.

I've never used Zoopla for anything meaningful, I'd certainly not consider using it for a house search. First choice would be Rightmove followed by OnTheMarket.

Is the other one "On The Market"? Never spoken to anyone who uses it!

But then Primelocation.com seems a bit of a graveyard too!

Yes, onthemarket is the other one.

So option A is no Zoopla.

Option B is to get one of the other agents who are also using Zoopla.

There doesn't seem to be much on Zoopla for my saved search in Cumbria.

As far as I'm concerned, Zoopla simply provides comedy property valuations; the Friendsreunited of the property websites. it wouldn't occur to me to look there if I wanted to buy a house.

OntheMarket made it a condition that agents who used it could only use either Rightmove or Zoopla but not both, so it's more likley that they had to choose and Zoopla lost out.

On that decision alone (deliberately or unwittingly limiting the market they can expose you property to) I'd look elsewhere.

I`d never even heard of Zoopla until now.

Maybe cos I live out int` sticks. I have used Rightmove though.

I only used Zoopla as it has a good house sold price search, although I think Rightmove now has that too.

Rightmove is where I start looking first.

Not that long ago virtually all agents advertised on both Rightmove and Zoopla. Then Onthemarket.com came along, founded by a group of agents, and said you can only advertise on onthemarket and one other property portal. It seems that most agents dropped Zoopla.

Two years later very few people have heard of OTM, and all it has served to prove is that using Rightmove alone is sufficient, and there is no need to be on multiple portals. There are hardly any prospective buyers out there looking for a property who are not going to check Rightmove.

In the Newcastle area it seems that all the agents have abandoned Zoopla and any reputable agent is on Rightmove and OnTheMarket. I'd suspect it's the same across in Cumbria.

This. On the Market is still pushed by estate agents, but is not used much at all compared to Rightmove.

I'd be concerned if they only used Zoopla and not Rightmove but not the other way round. On The Market is considerably cheaper for agents to use than Rightmove but it hasn't taken off. Anyone looking for a house will look on Rightmove, it would be the equivalent of not looking on Autotrader for a Ford Focus.
