Having had a similar conversation with my local planning office they dictate the number of spaces relative to the house size, four bed house equates to three spaces. Id be very surprised if they pass that.

Call your local office & discuss.

sorry for late replies...packing for holiday biggrin

The house is not owned by us...yet. As soon as we are back from abroad we will be putting an offer in. The house is exactly what we after and are even happy at full asking so all things being equal we should be full steam ahead.

I don't mind leaving the drive as it is and just utilising the single garage, it was more of a case that to my inexperienced eye it looked a good candidate to build a double garage on it. Its not a deciding factor on whether we go for it or not, it would have been a bonus though if we could at some stage.

The scrub to the left has a stream and foot path through it...by stream I mean a 12" trickle of water that gets no bigger regardless of any rain. So the option to buy that wouldn't really yield any benefit.

You realise that someone else could put an other in before you and at a better price? If I wanted a house I wouldn't wait until I got back from a holiday to put an offer in.

Especially if it's asking price.

Assume it would be accepted instantly then you can have an even better holiday happy house is sorted v the worry what if it's sold.

That's if it's the one.

Hopefully it wont get away and we've expressed great interest with the vendor and EA. Sadly my mum has had another stroke the week before we are due to fly out there for a holiday, so everything's a bit up in the air right this minute. As soon as we land back in the UK we will go in full guns blazing. It would be a shame to miss it but right now I need to sort my mum out as priority.

I don't 'think' anyone will offer asking as its more than its worth compared to other properties around it, for us though it ticks every single box so I would be happy to pay asking and perhaps even a fraction more if needed.

I'm baffled. It takes 5 minutes top to make an offer. Secure a future for you and yours. That might sound harsh, it isn't intended to be, but if this house really was the one then you'd give it 5 minutes of your time. I've done everything I can to secure a house for ms TAD and I.

The last thing I want is while we away on holiday (and now sorting my ill mum) is to be trying to mess around with emails etc. We will be spending a lot of time out in the sticks with no internet.

Get your offer in, tell the EA to email you if you can't get an answer when you're away with the result of your offer, but as you say, make them aware.

I hope your mum is as OK as can be.

Have you sold? Is there a chain? Do you need a mortgage, if so have you got a pre-approved one (the mortgage provider will want to do a valuation survey of the house). The estate agent will ask these questions when putting your offer to the vendor. Bear in mind that although you are offering full asking price the vendor will leave it on the market until you put some skin in the game, usually when you have the valuation survey done as this will cost you. Then it becomes sold subject to contract (Sold STC). You may know all this...

The offer I put on my house was subject to it being taken off the market. It was sstc the same day it was accepted.

Things may be different now to when we last bought but we offered a price which was accepted and the questions were how it was to be financed or something along those lines (so cash buy or mortgage being the options available to you). We didn't have to provide evidence of whatever option we had stated.

yes - EA 's are cheeky buggers these days asking for photocopies of your current account. I flatly refuse and say ill only reveal solicitor to solicitor.

First time buyer, Spoken to mortgage advisor who ran though our finances briefly and been given an idea of amount to budget for, the house is 50K under what we can afford and been told we will get. This house is the end of a 3 house chain, which the sale fell through before due to last 'buyers' not actually in a position to move.

The people in this house are keen to get going once they find a buyer but I can only see my Mortgage guy again on 20th April when I'm back from abroad. I didn't really want to start the ball rolling before then in case it all goes tits up for some reason and mess these lovely people around for a second time.

Good advice,

And thanks, she is 'ok' but to what extent we wont know. There has been further brain damage from this one but reasonably minor and not debilitating yet.

As above as well, any offer you give I'd advise to say that the property is to be taken off the market as part of it.

Re your broker, give sarnie a shout. I haven't met Liam, done it all by phone and email. Sorted me out when things looked difficult for me, cannot fault his service.

Fingers crossed for your mum. I lost my dad 2 months ago, hopefully you won't have to contend with anything like that.

Really? That's certainly not normal in non new build house sales, and I'd think very carefully about, and take legal advice on any such agreement.

A house I offered on the EA said that they would do this. I felt it a bit off TBH. The agents weren't very good either and caused a bit of stress over it.
