As stated before Estate Agents are bound by law (Estate Agency Act 1979) to pass on any firm offers to a client, unless below a figure set by the vendor.

Have you actually put a firm offer in or just mentioned that you were interested and in a bit of a sulk that you missed out?

If you are serious about buying a house, especially if it is a rare one, make sure you get yourself round in person to the local estate agents to register with them. Show how serious you are, be nice to them if you can. Show that you're a cash buyer, or show that you have a mortgage in place. When a house appears on Rightmove it will probably already have been shown to the people on their requirements list, who will have had a heads up that it is coming up. Seeing it in RM is probably 2-3 days after others have seen it, hence why it is listed as SSTC.

The vendor is probably happy that they have a cash offer at the asking price from someone who can proceed in a quick timescale.

I thought it may be worth asking again as when it has been asked before the only response appeared to be random stuff about again about all estate agents being on the rob/ taking bungs/ generally tts.

I said on Friday that I wasn't going to update it any more....but yes I'm just trolling.
