So wtf does guide price mean with estate agents?
These guide prices don’t seem to relate to the archived value

Is this so they can tell the client how much interest they are getting?
Not surprising when guide price is 25% below market

Step son and bride to be went to view a house was on the £215,000 lots of interest, went to sealed bids by midday on the Wed.

They maxed out and bid £240.000, rang the estate agent at 430pm on the Wed to be told they d be informed on the Thurs whether or not they d got the house.

Ended up ringing up again at 430pm on the Thurs to be told they d not got it.

Seemed like they weren't interested in the other parties that had bid, only the winning bidder.

Poor show I think.

All this sealed bid crap should be made wholly transparent. until EA's are substantially regulated they will continue to operate as they choose fit.

I had a a really big problem with Abbotts EA in norwich a couple of years ago. they so clearly scummed me on a flat it was laughable. i made a complaint to the head office with a time line of events and that was all it really was. they didn't give a flying f*&k and why should they? there are no sanctions for scamming customers.

All EA have to belong to a redress scheme and regulated.

If you feel you have been hard done by or scammed then make a complaint for it to be independently investigated. What was the result when you make your complaint? did you take it to the redress body?

There were 3 redress schemes now there is 2.

good luck with the buying what sort of hard ball figure did you back to them with on this latest one? does sound a bit fishy they had another instant offer.
