May or may not be an issue but the SW Coastal Path cuts through your land and close to the house.

Googling ‘Myck Djurberg’ certainly makes for some interesting reading smile
I know it's massively off topic, but knowing a little about one of the cases I found this, and it amused me :

However, during the trial that lasted from 11 to 23 May 2017, the Deputy Judge formed clear views about Mr Djurberg. They are set out at paragraphs 50 to 53 of his judgment:
"50. … Mr Djurberg struck me as an unusual man, with a complex relationship with the truth … his oral evidence was largely evasive – circling questions or going off at tangents – and at times nonsensical.
51. … Mr Djurberg seemed to have a constant strategy for obfuscation, for turning the simple into the complicated and for constructing arguments and possibilities which seemed to have little relation to reality …".
52. He gave an impression of dishonesty and at least ruthlessness in wriggling away from any certainties and exploiting any perceived uncertainties. His responses to questioning seemed to regard the process as a means for assertive negotiation rather than requiring an effort to recount any genuine recollection of events
I enjoyed this in respect to a more recent case as to whether he could use the pontoons for business purposes:

[i]The court was taken to an e-mail sent by Mr Djurberg purporting to defend the use of the pontoons. One e-mail dated 19th May 2021 contained the following:

“The occasional food on the run business of Mr Golebiewski is something that he has my permission to come over weekends or bank holidays, outside the boatyard working hours, and especially in the current constrain with people out of work”

Having seemingly admitting that a food business was being operated the judge said he was “not sure what defence he is seeking to run” and that the breach was “plain as a pikestaff” having looked at the photographs.[/i]

I think it would benefit from a video walk through or a 360 tour, maybe a couple of shots from a drone but maybe that's expecting too much?

Personally I think a new agent is needed but they're too nice to kick up a fuss and won't let me do it so I'm here trying to do something biglaugh

If you're an agent in that area or have trusted friends that are I'm sure they'd welcome any assistance to sell.
I won't go on about it as a I appreciate I'm derailing the post slightly but thanks to those that offered feedback on this. I shared it, they seemed to listen but the agent doesn't seem to want to actually make an effort to sell the place and earn some commission and my in-laws aren't "fighty" enough to push them.

Despite multiple attempts and a few changes to the listing it's still incredibly poor, lacking in detail and full of mistakes. My brother-in-law took a new photo of the house for them to use as the main photo and sent it to them, they've updated this but apparently can't see any issues with the rest.

Instead of proof-reading and sorting out the mistakes on the listing and adding better photos and floor plans they've now persuaded my in-laws to just reduce the price of the house by about as much as my own house is worth because they feel it's this that's holding people back from enquiring and not the abysmal attempt to sell it for them.

My in-laws aren't helping themselves here so I've given up trying but thanks to those that offered their views.

I'm not in the market for a £2M house in Surrey, but if I were then the advert wouldn't put me off viewing that if I really liked it. Granted it's not the best advert but maybe the agent has a point around the price?

I thought the same, saying it's in Elmbridge doesn't really narrow it down! Anyway, the Rightmove listing shows that it's on Oatlands Chase, must be hidden away off the road somewhere I guess

You could be right, the plot it's on isn't huge compared with some neighbouring ones but it's not an area of the market I've ever really looked at on my searches for terraces in the north so maybe the price reduction will help (or more is needed) but it's a weird part of the world, 2 minutes walk away you've got pop star and footballer mansions crammed together like a new build estate but there's not really much up for sale. The only two nearby at the moment seem to be these which are priced higher and while they have features that appeal, much like my in-laws they aren't are really "pawn" level houses.
