You've nailed it on the easy access to London which Headcorn, Staplehurst and Marden have.

Curiously we're over near Tun Wells and finding the market flat, with loads more stock coming on every week.

Shame, as we want to move...(but steadfastly holding on to an aspirational price - like the delusional nutters we are).

A friend of my brother lives in Headcorn, new build 4 bed easy walk to station, overlooked postage stamp garden and no where for visitors to park (I had to walk 5 mins to get there). The owner is a conservation architect - has done up loads of lovely local properties over the years but his wife wanted somewhere warm, finished, and commutable.

It's a nice area to be in, though.

When I say “demand is strong”, I should have clarified this is with regards to pricing rather than the number of potential buyers.

Parking has always been terrible at Headcorn due to commuters driving there from the surrounding to use the station. Headcorn was always one of those “quaint” areas but not so much these days.

Don’t know the area but I am Essex based so would expect similar prices for a commutable property. When we was looking 3-4 years ago as part of the covid stamp duty freeze prices went stupid with people viewing that you could save 15k on stamp duty so was putting prices up 20k atleast with people offering over the asking price on a number of bad properties. I did see and view a number of properties that had been put up for a stupid amount and did not sell so slowly got reduced by £100k over a year (was £650k 4 bed detached but needed modernisation). We did see a property that had sold 6 months beforehand asking for an extra £50k with little to no house improvements (so just market price increases). I refused to even entertain an offer based on there must be an issue with the house/location/neighbours etc for them to want to move that quick and them not wanting a lose after their fees.

For a new build I think £50k is too much, the market because of interest rate rises hasn’t grown that much if any. You are 4 year less of any warranties from the builders and not the first buyer with options choices.
