One would hope after eight fking years, the OP has sorted it now.

Blimey! Yes this was sorted years ago. Water was seeping through the back wall so we had it rebuilt. Adequate ventilation was installed so condensation is no longer an issue.

Thanks all, especially AW10, PIV looks like the way to go and am investigating which is the right unit for my garage. Brilliant, thanks.

It's difficult to avoid some condensation just because of weather conditions. The garage at the house we moved to has a flat roof which has a leak - on the list- and felt very damp when we moved. It has a slab floor and the dampproof membrane is actually visible in places. A major problem was that previous owners had built a house extension and dumped all the building debris round the other side of the garage - a good half ton or so, and allowed briar and an ash sapling to grow. With that cleared, it was surprising how quickly the garage felt drier. Worth checking that things like that aren't a problem.
