mice like to eat through plastic pipes... they cant manage copper... not that you would have mice in your house and not know about it...

the windows are prity shot so will also be getting replaced at some point soon.
Prity Shot? Impressed the makers name is still on them, I'd get them refinished and stay with the building's character.
Bank on everything taking twice as long and costing twice as much as expected BTW!

I'm also surprised by the comments on combis.. Mines a Baxi installed in '05 I couldn't tell you the model but it's quite big.

Never had a problem, in summer and winter the hot water temp isn't on full as it's simply too hot. The shower is very good and the pressures are good as it's all mains. The only compramise is when another source is wanting hot water too, but that's easy enough to work around.

The shower's thermostatic so doesn't change temp when toilet is filling etc, the flow may change slightly.

Ours is a 3 bed semi with one bathroom. If you had more it'd be a nightmare.

Having had a combi & now a mains pressure hot water system I would never go back to a combi! OK for small places like starter homes but anything more get a tank.Soldering copper pipe is a piece of piss, so log as the joint is clean. Buy some & some solder ring joints, practice & see! It also much more satisfying than pushing things together smile
