Just to resurrect this, I'm in a similar predicament. Have a 3,000 square foot 'man-cave' on a farm - where there are (estimated) a gazillion rats. Trouble is, with farm feed everywhere, they're not hungry. I have snap traps, tunnel traps an ageing dog, but nothing gets a sniff. Meanwhile, they have tunnelled pretty much behind the plasterboard all the way round the building and in a couple of corners have built themselves entry points. They destroy anything chewable, but don't seem tempted by any number of bait flavours. There's so many rats around that I'll never win the war, but my battle is to try and at least manage the ones that want to share my space. My dog is still pretty good at catching mice, but also has his own addiction to colostrum and I think spends so much time in the cattle pens he's now happy to live alongside the rats.
So, I'm thinking it might be time for a cat! Curious how the OP is getting on and any other comments. One end of the building has an office, TV room and kitchen which sees the most human traffic, but daily visitors to the building for feeding etc.

Mrs Buzz (and I guess by association I am too) is a CPL volunteer in our area (Sussex) and they have several cats on their books listed as outdoor/semi-ferral that they are looking to find outdoor farm type homes for.
They don't seem to lost them on their homing site as they are a bit of a speciality so its probably worth contacting your local CPL and asking them.

I rung the RSPCA before posting (the local branches of which are notoriously hopeless), but they did get a lady who knows about feral cats to call me. This lady then passed my number onto someone else (maybe someone from CPL, can't keep up). Unlike some experiences, I'm finding people falling over themselves to help, almost to the point of salesmen with a sniff of a score!
