Need to put together a tenancy agreement, wondering if anyone can help with what should be included, or have a template?

There is a standard Shorthold Tenancy Agreement, which is pretty much the norm.
You will also have to come to an arrangemnt about a deposit which is usually held by a third party.

My council are a  holes for sorting parking permits. They wouldn't let my new lodger apply for a permit on our road without a tenancy agreement. I googled 'free tenancy agreement' and it came up with some websites that you put basic details in, and they fill in the rest with all the legal BS, so you just print it off and go. Job done.

From memory, you used to be able to get them at places like W H Smith etc.
You may be able to source them online.

You can join a number of organisations or internet sites that will provide you with a template for a small fee £10-£60 some even free like the British Property Federation, the agreements however are shocking and in some cases have unenforceable terms etc.
HOWEVER - if you have a property worth many tens of thousands of pounds do you really want to be entrusting the legal health of the agreement you are putting into place on it to a £10 internet download or do you want to consult a professional and get it correctly written up and ensure that you have the right kinds of security deposit arrangements in place etc?
I have a number of rental properties and I can say for my own purposes I have always used the more expensive but more reassuring peace of mind route.

I also get it done professionally but he did ask where he could get the wording to do it himself.

Thanks for all the responses, normally I would pay to have one put together but on this occasion its a good mate renting for a few months until the property he is trying to buy completes, hence looking for a freebies.

Having just sued a tenant through the court for six weeks rent because he decided it would be a good idea to use the deposit in lieu of rent I can tell you that TA's aren't worth the paper they are written on.
