It's happened twice - first time to sort out a noisy oven, second time for the tap!

The tennancy agreement does state they must give us 24 hours notice, so I guess they are in breach of contract, but that's not going to stop them.

Nothing has been taken, only stuff repaired which is a good thing, but it's just not cricket, I mean all future plans of developing the shed into a brothel/crack den are out the window now.
By law they cant enter you property without your permission full stop unless you do not have exclusive possession of your property (you will).

If a landlord breaches this it is tresspass and you could take the landlord to a country court and have an injunction served on them. If they then breach this it is an arrestable offence. I would reccomend you have a read up on this on google then give the agent a call have have a firm talk with them to make sure they get the message, also make sure they pass it on to the landlord.
