Ok, I should have been strong enough to tell both of them that smoking was not allowed in the house. I tried, but they both started it at the same time, and you can’t really smoke dope outside.

Anyway one of them has moved out, and I have had the window open for the last five days. I have also washed the carpet, painted the room and put in new furniture. I used a lot of air freshener which is meant to neutralize the room.

But I can still smell it, and I am very sensitive to drugs, the negative sides, so it has really effected how much time I can spend in there, sorting the room out.

The new lodger is moving it tomorrow, is there anything else I can do to try and sort out the issue?

Bare in mind the other lodger is moving out in a month and I will have to do the same to that room, and it will be more difficult to get air moving in that room, as it faces the street, on the ground floor.

Grip them. Now. You can't permit bods to smoke on your property.

There is no longer any smell, you are stoned from the other lodger's smoke and suffering from paranoia.

Your house, therefore you will get into the ste if the neighbours complain about their dope smoking. Have a word with the remaining one, and repaint the other one's rõom.

Steam clean the carpets - it's likely to be fibres holding the smells.

Thats why they are smoking in their rooms.

The other problem and will be rectfied, is that it doesn't say specifically no smoking in the contract, it was just a question I asked when I invited them. They both said casual smoking, and they would go outside.

I know I have a case with the dope, but not the normal smoking. I will have to call his bluff on the nothing smoking I think!

Yep, I'm sorry, I am no Puritan but smoking dope in someone else's house is beyond the pale. It'll cause you problems... I know this from past experience wink

What type of contract, out of interest?

I may be wrong, but my understanding was that lodgers are licensees - they have no security of tenure and you can boot them out pretty much on a whim. Might be an idea to show them this interesting fact here and remind them of that.

Contract states one month on both sides. However much I hate it, I can't really afford the lost of rental income at the moment. So if I had known what I know now, a few weeks ago, I would have given the other one notice, but now I just don't think I can get anyone in over the xmas period, losing two weeks.

I think I will go with the pro cleaning getting them in for the other room, and stating in a letter to him, that I will not accept smoking in his room from now on.

Do ensure the costs for that are witheld from the return of their deposit. I'd like to see them try and contest that it was unreasonable for you to do so to remove the lingering odour of illegal drugs that were smoked there against your wishes, without either your knowledge or prior permission...

Sorry, anyway, in answer to your question:

Febreze? Professional Cleaner?

Remember the smoke will have settled as dust on items like the light bulb/ceiling/shelves/tv etc

Some Shake and Vac or Febreeze as mentioned should get the carpet a bit fresher, have you painted the ceiling too?

Maybe get some incense burning, that stuff bloody stinks!

New bedding/mattress would probably not go a miss.

I'd also advise a new written contract that states no smoking!!

Option for dealing with the current one - call police, advise of situation, give them a key and advise when he is out and you are in, invite police to house!

We use Futron (sp) bombs to sort smokey cars out. You break the seal & the can will empty out into the car, leaving it smelling of citrus. With a car you leave the aircon on full circulate. I don't know how well it'll work in a bedroom.

I didn't think of painting the celing, I was hoping the smell of the paint would help a bit, but the stuff doesn't smell like it used to.

Will try the shake and vac, hopefully the vinegar idea will work.

I can't seem to find this on the web anywhere, where do you get it from and can it work in a couple of hours?
