As I said, this isn't about Tottenham, more about the system. Standard PH response that foots your comment though.
It's only the standard response as your initial post suggested that you were not aware of all the facts and I was too lazy to link relevant subject matter. No offence intended.
None taken. smile

Ironically, I did have a five minute read over a couple of articles and judicial reports about the Ashburton Grove CPO and there were eighty businesses that stood to suffer. As is the way, I can't actually find any information on whether they were satisfied financially.
That kind of news is seldom reported, is it?!

That example was far more a case of one business (a football club) benefiting at the expense of the wider community. I don't see much public regeneration that was done to the area, other than a load of flats that the football club owned and sold anyway.

Surely in business, the minimum amount is the right amount? Why on Earth would you pay more for something if you didn't have to confused
THFC (or ENIC) have not yet offered the minimum amount. Otherwise you'd already be building a new stadium.
The appeal Archway have lodged has nothing to do with any offers on the table from Tottenham - that is a seperate issue which will be dealt with by an compensation arbitration board. We offered a site down the road in the hope that they might like to relocate there free of charge and thus not lodge an appeal. Having rejected the offer it is no longer on the table.

We are not obliged to offer anything at all but the £££ value of the (expanded) site ENIC have offered is assumed to be more than they might have to pay at the compo tribunal.

The appeal Archway have lodged is on the grounds that they don't want to move at all, full stop - Pickles will not be considering any offers from Spurs when he comes to make his decision.

A complete departure from the promises of housing, industry, and all the good stuff promised when the stadium was first suggested. I presume the waste recycling centre that was promised to the council was built though? Imagine if local government was disadvantaged in pursuit of a football stadium!!

I don't like the idea of the CPO, never have. It's just too open to abuse, especially when MPs have any input.

Yeah...er...you appreciate 'blighted' in the south east and 'blighted' in the north are two entirely different things, yes?

Blighted down here means your missus is reduced to wearing her autumn collection in the winter too.

yes

And bear in mind I'm talking about her having to wear her 'preview-purchased' 2014 autumn collection in the winter of 2013.

It's tough down here frown

That might be the official line, but it seems from the few articles that have been linked to in this thread that they do not wish to take on a massive loan to finance the building on a new factory.

One would think if ENIC were to buy their existing premises and provide new land then it would prove to be a much more attractive proposition.

Instead it seems Levy will waste more money on solicitors going through arbitration and appeals.

Archway are appealing against the CPO which was issued by Harringey...not sure how much of a financial burden that will be to THFC...Presumably, at this stage, it's all Harringey's cost. THFC will only get involved at the compo stage.

I was under the impression that Archway are prepared to move to the site suggested by the club, but the stumbling block was who is going to pay for the new building to be built.

TBH it would be staggering if Pickles did anything other than reject Archway's appeal out of hand.

The NDP project is well and truly underway - phase I is almost finished now and many businesses/individuals have already been moved to new premises. The new Sainsburys is up and running as is the new college if I'm not mistaken.

Being the flagship of the Harringey's 'Tottenham leisure/recreation plan' the NDP is intrinsic to the massive redevelopments on the west side of the High Rd not to mention the train station to which TfL (having secured the rights) will be running the train services which support the new development.

As I say, it is almost inconceivable that Pickles would allow 1 business to ruin all of this and bring down (or stop in its tracks) the whole regeneration program.

If he did uphold the appeal Tottenham Hotspur FC would move and quickly I suspect - probably across the North Circ to somewhere in Enfield - and the whole of that part of North London below the Noth Circ will not see a similar opportunity for regeneration for perhaps half a century or more...and God knows where it would come from even then.

I really doubt that. Pragmatism reigns in business & Lewis & Levy are no different.
