Update:
Purchased one last night and very pleased. Renault Master Devon conversion 2.8 SWB and only 16ft long. 2 berth with toilet/shower. wind out awning and also has drive-away one as well.

"Y" reg but very, very clean and tidy. Needs a couple of small bits doing but overall very good.

Also surprisingly spacious for such a compact design.

Have you looked at VW campers? Under 5 m I think and come in all shapes and types. Autotrader has loads, though not sure about the loo. can always add one/modify the layout.
