How to locate Landlord

Long story short.

The people who live above me are pretty noisy. It's not ordinary noise like their washing machine or their 6month old baby crying or even a TV (which I could live with)

Its the other stuff:
-seemingly they have laminate flooring (which from the sounds of it isn't nailed down so it moves about)
-There was what sounded like hammering to skirting going on one morning at 3am which woke me up!
-They do love to slam a door!
-The swearing at each other. I'm not a prude but "you fing c, you fing c" by the man at his wife sounds a bit much
-Is 7am really a good time to start smashing about on a weekend? Is 11 at night on a weekday really the time to be doing whatever the fk they are

And for the last 4 hours (and every evening between 6 and 8) They sound like they are wearing army boots and stomping around the place. I actually wondered if they had one of those "fitness" trampolines or some kind of baby bouncy thingy

A while ago they had some crap hanging of their balcony (obviously I could see it) for a couple days. So I went and knocked but they took forever to answer and it was just the wife (who I don't think is the problem in there) And in her broken English (sounds like Spanish) just said "ok" and tbf she did sort it.

Anyway. Zoopla reveals the flat was sold in April 15. And then listed again for rent Oct 15. On the same pics, so I'm guessing buy to let. So as Id rather not meet the fine upstanding member that the guy is. Id rather speak to the landlord. So any ideas how I can find out who hie/her/they are?

I think you can pay a few quid for a Land Registry search although I haven't done it.

If you see which agent advertised it to let, then you can contact them.

Do you have a freeholder? i.e. when you say "buy" are your, and the other flats "leasehold"?

Yes. Typical Leasehold arrangement.


Cheers to the suggestion above about contacting the estate agent that advertised it for rent. Just says "previously marketed by" But I guess an email can't hurt.

In which case the Freeholder or their agents will know who the leaseholder is.

There almost certainly be something within the leases covering this scenario, which should all be identical, for example keeping floors covered to limit noise).......depending on how he views his freehold, he may or may not wish to get involved himself....you never know it may have something in the leases about subletting although not sure how enforceable that part is.

I had a freehold with 6 leases originally all with owner / occupiers and very few problems - over a period of 3 or 4 years these were all sold to BTL (absent)landlords..none of whom had the slightest interest in the property as a whole or the other tenants and were a pain in the rear..which was the main reason that I sold the freehold in the end.

So in summary an informal chat with your freeholder in the 1st instance may help.

Thanks for the replies everyone.

So as an update. I emailed the Management firm asking for the Landlords details. They wouldn't give them to me, (Data protection) but did say they'd forward on some details. Which I duly emailed them a brief description.

The people I pay ground rent to, just ignored my email. They rather cunningly don't have a phone number.


Anyway, it got better. (not perfect) So I wondered if the management firm did contact them. But there was no reply to me, so I guessed not.

Then it started to get worse again. Culminating with me banging on my ceiling one time 5-6 bangs. 1 minute later I get large pounding noise from above. "Oh FFS!" rolleyes I think. People are idiots.

2 mins my door bell goes (I did pick up something to defend myself before answering! But put it down out of sight first) and I'm confronted by an agitated, and clearly goes to the Gym, Polish stocky guy "What's the problem!" eek

Oh here we go! Time to break out the mediation skills biggrin

He got sent the email biggrin (It just said "keep the noise down") But is irritated I didn't just speak to him. I said I didn't know what sort of person he was, so was unsure. (given the way he started the conversation I may have been correct!) Apparently my seller complained to him previously abut his noise. (So he may have learning issues) Apparently I also have the TV on very loud late at night, and he didn't complain (I don't watch much TV, and have actually disconnected my subwoofer from the TV as I don't like how its fairly uncontrolled with regards to volume but its a maybe I suppose) He said he had a toddler and the noise is him falling or crying. I said I don't really hear the kid or the TV. But I did hear his metal singing the other day. But that's Ok as it was during the day.

We had a chat. He calmed down. He's a renter (as I suspected) He's aware of the floorboards being loose. He'll speak to his landlord again see if it can be improved. But I don't think either of us thought the landlord would do anything.

We'll see how it goes. I suspect he simply can't walk without it sounding noisy. I go barefoot inside. Probably find he wears shoes.

Well 2 weeks have passed.

And literally NOTHING has improved. He's been stamping about all day today. My light units and glass fronted cabinet are rattling! Started at 7am. Yesterday it was 530am. And he finally shut the fk up around 11pm. Probably be the same tonight. As he asked me what times I worked during the week, but made a point of saying "but you don't work weekends" as if it means he can do whatever he wants noise wise Saturday and Sunday! This is pretty much my experience every day unless they go out.

Intermittently if I don't have the TV on and its really quiet, I'll I hear the baby crying, Once a week I'll hear their washing machine at 2000rpm. But that is in no way the problem here. It's the stamping. As a work colleague suggested "Some people are just heavy walkers"

It's beyond a joke now. But I'm actually concerned about what will happen if I go an knock on HIS door. Similarly if I write to the management firm again and he gets ANOTHER email. What then? I don't want a war! I just want him to be civil! To clarify. The guy seemingly thinks he only makes a little noise between 8am and 8pm "my wife get fked off with me if I fart and baby asleep" and it's me making all the noise. And obviously its not his fault. (Typical mindset of s I've found!)

I've tried recording it on my phone, but its not picking it up. I guess the mic isn't really up to bass tones.

Local Councils site says

I wouldn't mind if it was occasional. It's every 10-15 mins. It's insane! It feels like harassment. It's not personal, he's just a selfish . If it wasn't me here, it would be whoever else it was. After 6 months here. I don't even want to live here anymore! But I can't afford to move to an actual house. Ah the joys of the London/SE property st-ness. So there's no point in swapping one flat for another!

I don't want to single out one group. Obviously by default in 7 floors, and 60 odd flats there ARE renters who do care about the place. But this block has a few renters and it seems that they are the ones that don't play by the rules. Stuff left in hallways. Rubbish (Currently a smashed to bits Samsung TV!) just dumped near the bins. And obviously my current situation.

Suggestions?

My upstairs neighbour is like this too, but it's his child that's running around. It's not too bad and if you turn the TV up you can't really hear it.

I noticed he drove a van and where he parked it, so I just started parking my car where he usually parks meaning when he gets home he has to find somewhere else to go. My wife is a teacher and she wasn't liking the screams of the child one day so she phoned the police who came round. Surprisingly, the kid hasn't been too bad since the police came. Petty, but it's my own little F you to the man upstairs who just shrugged when I approached him about it.
