I understand it may be difficult to speculate based on these two crap photos I've got, but I was wondering about the potential of building on top of this extension using the existing brickwork. Do you think it could be done, or would the whole thing have to come down and be rebuilt?

Do you mean on the conservatory? If so, no, the footings won't be deep enough.

Also you cannot get planning for an extension full height on a terrace.

its possible,

anything is possible, assuming the foundations are ok, a lintol over the front and off you go.

How come on both sides it's like the Berlin Wall - building so close together rather than a party wall.


Re the question - footings are very likely not suitable for more than what is there so that needs augmenting /not worth it rip it down and do it again.



Have you had any drawings made/ have any other house done such an extension if none it might not be possible planning wise or at least no precedent set.

We had footings sufficient for a full two storey extension when we had our conservatory done. It's possible, but not likely that yours had the same.

The regs can change too so it's possible someone once put in ample footings at X property but the. Down the line the owner wants to put another floor on it but need to augment the footings

If the footings were done properly, 1 meter deep and 60cm wide then as long as your'e allowed to have a 2 story extension there should be no problem, though some posters above seem to know your footings are not up to the job somehow?
Maybe they built the conservatory.

Maybe they just know no builder would dig 600 wide let alone a min of a meter deep trench just to take a 9" wall.

I saw one the other day with 50mm of concrete at ground level.

Oh really? I wasn't aware of that.

Thanks for the replies, it seems the answer is a definite no smile I don't know why nobody has shared walls between extensions, it's a house I went to look at last week and wondered about it.

the prolem isnt the fact its a conservatory

its the fact the house is too small

Rubbish, you certainly can.

But you're all confusing planning permission with Building regs. Two separate issues.

You can get building regs on anything if it it made to comply. Planning is the problem.
If you add onto the Planning issue the fact the existing foundations wont take two storeys (they weren't designed for it so would have to be proved and who wants conservatory footings for an extension so its demolish and build) plus cringing Part Wall issues, its just not worth it unless the property is in Knightsbridge. How do you propose to get to the extension anyway - through the bedroom and lose that too as it becomes an inner room? So little gain there too.
I would bypass the design thoughts and go to an estate agent and sell it if you need more space...
