Posted this in Homes, Gardens and DIY and got some great replies but no local recommendations so hoping that some folks here might be able to help.

We're looking at doing an 18ft (wide) by 7ft single storey extension with a pitched roof including velux windows at the rear of our house (detached, approx 15 yers old) knocking through the rear wall and opening it all up as one room (removing the wall between the kitchen and dining room at the same time which I will assume is supporting).

As an office worker I don't know anyone in the trades so am asking people I know who've had work done for recommendations but if anyone here has any experience they'd care to share / recommendations they would be gratefully received (I'm in West Berkshire, near the Hampshire border). The only other thing I've thought of is CheckaTrade and using someone with a decent number of good reviews. The same applies for getting an architect who could do the drawings.

Also could anyone on here give me a rough idea of price (excluding windows and doors) of the extension including making good (plastering and fitting skirting boards, floor level but no flooring, skimming the ceiling and installing spotlights). We'll be ripping out the kitchen as well and replacing but happy to exclude that as a separate cost and do afterwards if it's easier!)

If we do proceed I'll post a build thread for those who are interested.

I can't recommend anyone but we used this website to find a few builders looking for work (this is the secret at the moment, there are loads of houses being worked on in my area)

www.mybuilder.com

It's basically a place to advertise jobs. Checkatrade is fine but it's a bit tedious ringing people only to find they are booked for the next 6 months, or chasing a quote as they aren't really interested in the job.

Asking on here is a good shout. We have found a builders/tradesmen from a local Facebook group.

Good luck.

Whereabouts are you? I've just had a double storey extension built and my builder has been completely faultless.

I'll ask my builder if he covers Thatcham, but he tends to work quite local to Wokingham and Bracknell so not sure. If he does I'll send you his details.
