Key reason why it is £36k is that the car is NON-UK spec (C98 - Cyprus) according to the buyer.
Buyer mentions that the seats are not the Recaros either. Hopefully the buyer will be along soon to clarify for all.
I suspect that the car would be another £5k if the car were C16 UK spec.

Don't all panic guys. The market is being skewed at the moment by lots of GT3 owners buying new 997 GT3's or 996RS's as a consequence of the recent arrival of the 997RS. Don't forget the new trackday season is upon us soon and people are seemingly moving early to trade up to new machinery. I know of at least two 996RS buyers who are currently looking to offload MK2 GT3's and no doubt will be discounting the cars appropriately to ensure a quickish sale. My advice would be to sit tight, there is not an awful lot of difference in the relative performance of each of the GT3 variants and dnn't panic buy or sell until the market has settled down.
