Hello,
I have found 2 small workshops local to me on a small piece of land which as 2 houses on it. I will hopefully starting my new venture soon and the location/size/price is perfect.
My only hindered thoughts are that being that its a glorified large garage on part of a property it doesn't have its own postal address. I would ideally like to have all my business related stuff to a address which isn't my home one. it saves confusing with people arriving at my home expecting to find the business etc. Also deliveries would need to be to where I am.
How do I go about this?
The other option is to spend about double plus rates for a 'proper' unit and have a postal address and phone line etc. But this is not practical at the moment.
Can you register addresses with royal mail easily or is going to be a nightmare meaning registering for rates etc.

No idea about postal addresses but I'd be very careful about assuming no rates are payable. Whilst the property may not be entered in to the list at the moment the VO can enter it in the List and backdate the entry at any time up to 30 March 2015 (and possibly 2016).
Therefore you could get an unsepcted bill for rates backed 3 or 4 years! The VO may find it particularly if some busybody who doesnt like your use complains. It sounds as if the property might be small enough to qualify for some (if not all) small business relief so rates may not be a big burden.

For post, use a PO Box with forwarding to your home address. About £200 a year. Presumably deliveries are from suppliers, therefore you can give the real address without lookin 'tin pot' to your customers.

Interesting regarding the back dating fees etc.. surely id only be responsibe for the business rates for the time im a tenant? no 4 - 5 years worth?
PO BOX is probably the way, its more for WHOIS for website etc.

I bought some buildings behind a house in the sticks. I used a name that included the house name and the same postcode and Royal Mail pretty soon caught on.
It was about 15 years ago but at that time BT were obliged to put you a phone line in for about £100.
However if you're not paying rates, presumably as they are classed as agricultural, you landlord may wish you to be more low key.

Well its 2 houses with a bit of land around them. Ive seen addresses along the line sof .. the shed next to blah blah house blah blah road. Wondered if you can do this or if the address dont exist it gets stuck in the system. I assume its all done on the postcode and the postie sorts the numbers etc himself

I'd suggest, after making sure your landlord is OK with you poking your nose above the radar, that you catch the postie in his van the next time you see him, and let him know that from now on, the slightly foxed barn round t'back will be known as StyleTechnik Technology Park

Are you sure that you have planning consent for the activity you want to carry on in the workshop.
I have seen at least one business have masssive trouble from their local authority because the activity they were carrying on in a former farm building was not covered by the planning consent that had been originally given for use of the building.

PO BOX is probably the way, its more for WHOIS for website etc. Yes you would only be liable for rates for the time you were entitled to occupy the property. As mentioned the actual rates bill could be very small depending on the size and location of the property. Given more information I could calculate it.
