We're looking to buy - open a small artisan bakers for my wife to run and I have been looking to see if any small cake makers / bakers come on the market.

A few come up but where and how do the valuations come from. The business below isn't what we want but it's a perfect example of cloud cuckoo land

Probably trying to take into account the cost of the fixtures and fittings they probably refurbished it in 2013 and spend £110,000 ;-)

Be far cheaper to start from scratch.

Is it just going to be cakes or a coffee shop as well? Where abouts are you thinking? The wife likes cake and were close to you.

Looking at a bagel based Italian deli / Jewish deli (this might not be a good idea) type thing - most important thing will be the bagels and smoked salmon etc. All NW bagels are made in Manchester and from the Wirral I have to go to Liverpool to buy them - Supermarket bagels don't cut it. Plus cakes and pastries etc

If you're looking to buy get in touch with some reputable agencies. That website and others like Daltons have so much crap to filter out before you realise you've got a tiny % of viable acquisitions - at least from my own experience when I was looking.

Sounds different to the norm I can't think of anything like that this side of the water not sure about Liverpool centre itself but it certainly sounds unique.

One sunday go to Taggart Avenue (by the 5 ways) you will see a shop called Rosemans run by a Manc lad - get yourself a few of each type of bagel, I can recommend the Salmon, egg n onion, cream cheese with salmon and the chopped liver - its normally rammed on sunday and through the week the local college kids go there.
