We own a hotel in blackpool which is on the promenade, we've had it for 26 years so we know the business in the town rather well. Feel free to PM me if you wish and I will answer any questions.

wow i don't know if i should congratulate you or give you my deepest sympathy's wink

Im going back next year and im looking forward to it to be honest, how you finding it going over the last few years ?
i know there been a recession but whats trade like would you say its on the up again ?

how many rooms you got ?

what area ?

I can't believe more people don't do it. As he says, hire people to do the donkey work and make sure the place is modern and clean and you offer a decent breakfast and it really doesn't look like much beyond that to me.

The last few years have been getting steadily better year on year, last season was a lot busier than the one before which i think the weather had a lot to do with as the summer was gorgeous.

We've got 14 rooms and we are on north promenade, just big enough to run without staff

Thanks that is about what I had expected to hear
I bet 14 rooms can be hard at times but saying that I think ten is pretty easy untill change over day smile

How many do you sleep? we manage 29 breakfasts between two people and it rarely go's wrong

About 20 years ago I was looking to buy a hotel (north Devon area) and one owner was honest (well with me anyway!), to let on that he ran two sets of accounts. One for the tax man and the 'real' one!

No doubt the increased use of cards with have cut down the opportunities for cash off the books but I have no doubt that in most small hotels/B&Bs will still be doing it.

Might it be worth considering a smaller hotel in a better location that's less susceptible to seasonal peaks and troughs?

There are a number of towns in the area around Blackpool that might suit - Lytham & St. Annes attract a reasonable number of tourists, have good transport links to Blackpool for those that want to experience what's on offer there; but they also have the potential to attract other visitors - there are plenty of championship golf courses, etc. Further inland there are all manner of places in the Trough of Bowland that seem to do well out of foodies, walkers & cyclists.

Your money wouldn't go as far but it would probably make for a less stressful way to make a living.

Do you still own a hotel in Blackpool. I was thinking of buying an 8 or 9 bed one I have seen advertised for £230K. I think it may be overpriced though. ANy thoughts?
