You are looking at this through rose tinted spectacles and appears to genuinely have no idea as to what is involved in running an enterprise such as the one he is proposing.

Unless you comes up with a properly structured, workable business plan, and stop jumping around all over the place with ideas and proposals, it will remain nothing but a dream.

You need a lot of business and financial sense and knowledge to achieve success, not blind naïve optimism. You seem to have only experienced it from a consumers point of view. Sitting on the other side of the bar so to speak is a completely different ball game.

Sorry OP, but you did ask for opinions, and this is mine based on your postings so far.

This is ludicrous - even if costs, including your own, are only £150k p.a., for your own salaries plus cleaning, gardening, insurance, heating & other utilities, marketing, etc, etc (which I hugely doubt), then based on your own calculations that leaves £180k p.a. which is equivalent to 4% of the stated £4.5M cost. If you want a property based investment, you could earn more money on a buy to let with a fraction of the risk & complexity

Also got a bit desperate and looked on AirBNB (which I generally hate the thought of, and found people renting tents in their gardens. Fancy tents but still a tent in a back garden. Seems anything goes these days.
