Yep, I think on their website it mentions 87,000 sq ft in Trafford Park. A very conservative estimate would be £2.50psf, then add on rates (an extra 40%) and you're looking at £850 per day in fixed costs just for the building.

It's why many of these things only work with government funding for the initial cap ex, leaving the turnover just to pay the running costs. As I said earlier in this thread, it would be really interesting to see the annual turnover of the indoor BMX track at Velodrome.

Whilst the doom and gloom is not without warrant; I still like that there's people with passion that gives things on this scale a go; boom or bust.

Definitely. I'd go, but it would likely be the kind of thing I'd go to once or twice, not a regular thing.

With these CF projects I worry too many people get too carried away with the excitement of it and don't look at the figures. A few large investors would be better and would probably be professional enough to show the business owners why their dream may not work.

Here's a radical thought; if planning laws were relaxed a bit - and there is no "set in stone" reason why this could not be so - and business rates were radically reduced or even waived for projects deemed to be of public benefit, we might have a few more interesting and edifying business ventures about the country.

Is the £450,000 secured by crowd funding currently being spent on admin or does it sit there until they've got something tangible to spend it on?
