do i have to pay business rates on a portable cabin once put onto land? if so is there anyway round it

As with all things tax and government they'll get you if they can.

Best option at the moment is small business exemption.

Phone up your council rates office and see if you can chat to someone. They can sometimes be helpful.

A place near us has these advertised as rates free which may be because of rates relief. If its got wheels or looks like it could move it seems they are exempt from planning etc

cheers guys no its not got wheels mate its just lumped on the floor.i had council in today asking if i pay rates for this land which i have cars for sale on and only reason i can think of is because its got a portable cabin on

I don't think you have to pay rates on a non permanent structure, I would also be surprised if the valuation for rates was above the threshold.

There are a few on here who actually know about this stuff (I don't) who will hopefully be along soon

If it really just a small portakabin, and the use of the land is not high value, you may well be under the threshold.

From memory, is non wheeled portscabin is rateable. Actually a car sales pitch would be very likely to pass the test to be rateable without a site office.

You ma y find the rv would not be high and that you have a 100%exemption. All depends.

My specialist knowledge is now very historic. Chrsi will no doubt look in. He's more curren....

If it's a building that's staying there longer than 12 months (I.e. 'Non-transient') then it will be rateable.

The rate applies depends on the region, but it's a set price across the region rather than varying like it would were it a normal building. I seem to recall its around £35 per sq m round my way if that's any guide.

The real bit that is rateable is the car sales, the portable building just adding to to it! In fact its potentially worth less than the car sales part.

Broadly speaking any business property should be subject to business rates, and a business property is defined as one that is not domestic. There are a few exceptions agricultural and religious properties being the obvious ones.

There is an exemption for small businesses, I'd need to check the limits as it doesn't apply to most of my clients! Its an exemption from payment rather than an exemption from payment.

If the site is rateable then any entry in the List can be backdated to 1 April 2015.

If you PM me the post code and a few more details of number of sales spaces, post code etc I'll have a look at it.

its kinda weird how this lady from the council just walked on and asked me do i pay rates is it not?maye someone gave her a call and sent her ?as thought it was funny she turned up here like that

When I had my unit in Tandrige there was a guy solely employed to go around checking what business premises were occupied so they could make sure people were paying - he would often pop in and see my neighbour and spend hours drinking tea with him, I was so glad to see my business rates were being put to good use paying his salary...
