If it was empty you'd still be liable for full business rates so putting a private car collection in won't be any cheaper.

Short answer is no.
Properties are subject to either non-domestic rates (business rates) or domestic rates (council tax). Therefore just because it's personal use doesn't mean it's exempt from 'business rates' (a bit like the old road tax argument - it's actually VED vehicle emissions duty)

However, it's possible to have reduced rates charges in certain circumstances. Have a read of this https://www.gov.uk/introduction-to-business-rates and then https://www.gov.uk/apply-for-business-rate-relief to see if anything applies to your property/area. Or just register it as a place of worship..... angelthumbup

Depends also on the size of the company renting the unit and the rateable value....may qualify for small business releif

When it comes to business rates the definition of a business property is one that is not domestic. Domestic in this case being lived in. Therefore if you moved in to it you might be able t claim its resiedntial and get a council tax band.

As someone else has mentioned you might be able some form of relief, and the rules for that are changing from April, and the relief is increasing.

However would need to be done properly to ensure it wasnt effectively fraud. If you are occupying it, you have to be one occupying it! So you couldnt occupy it for your employer.

Split the area off. Put in its own access. Make sure theres no mezzanine or toilet in it and it should qualify for full rates relief. If you dont have a unit registered for business rates under yours or the Mrs name you can do so. We did this when we used to have 2 smaller units instead of the big one at Wakey. All totally above board and was discussed with the rates people before to make sure.
