Thinking of looking at buying freehold business with potential for planning gain in Yorkshire region. Anyone done this sort of thing before? Are the usual places (like Daltons) worth looking at for leads?

Sounds a good idea but may be restrictions on what can be developed. ie. council won't want things that aren't in keeping with the area ie. a residential home in the middle of the local highstreet.

You also have to try and find a vendor who is not switched on to the potential of his property. And in this day and age of wall to wall how to make a million from property TV shows there are not many of them left!

Well there is that of course, but I was working from the assumption that such a property had been found!

Agree entirely re: knowing value. Most people would get their business valued anyway. I am not looking to profit from another's ignorance - just find a good quality project with potential for planning gain.
