Good morning

Hope somebody can help as I have two problems with my neighbours surface water drainage flowing onto my land.

sorry if this is posted in the wrong place but any help would be appreciated

Problem 1

The neighbours septic tank is located in my garden and not only does their foul water drain into the tank but their surface water does to.
I am led to believe this is frowned upon by the environment agency as the flow of water disurbes the solids and causes them to flow out and pollute the land.

where do i stand legally requiring them to redirect their SW


Problem 2

The Neighbours dutch barn which is circ 40m x 40m drains by way of a fall pipe onto their land 1m away from my boundary which then flows down hill and is flooding my field

also wondering where i stand legally here?

I am hoping to resolve this amicably but would like to know my position before starting the conversation with my neighbour

I would like the answer to 2 as well as my neighbours SW drains into the land behind my house (still his garden) but is lying against my house= damp. He has made a song and dance to the water board because they made him pay SW when it all goes to soak but that soak water decided to come a visiting my house last summer and caused £19k damage.

My understanding is the WB like soaks these days.

They do, because their drains can't cope with the flow that they've already got.

Soakaways are fine as long as the ground you are trying to drain into is actually suitable. Otherwise you end up with £19k worth of water damage to neighbouring properties...
