Bought a house recently, just had the official copy of register of title back from my solicitor.

Under Proprietorship register

Title Absolute It has my name as the proprietor, then mentions the price paid and date but there is another paragraph which says "No disposition of the registered estate by the proprietor of the registered estate is to be registered without a written consent signed XX" - This XX is the girlfriend of the guy I bought this house from! I am sure this should be my wifes name and is an error on the part of my solicitor. XX's name was on the title dead with the guy I bought the house from and I think should have been taken off?

Solicitors office now closed so can't talk to them until Monday - How serious is this???

Don't sweat about this, it's almost certainly that the Land Registry have made an error and failed to remove the restriction.

Your conveyancer *should* have established that the restriction would be removed and this should have happened. The LR have registered your ownership so that would indicate that the restriction should have been removed as consent has been given but they've just failed to do so.

Don't worry, give you solicitor a call on Monday and they'll solve it - she's not going to be able to come round this weekend turf you out wink
