My fixed rate mortgage has come to an end so its goodbye to 3.9% and hello to some astronomical variable rate (dont have the paperwork here but it was >7% !!!) . I have no tie in so looking for a new deal. I know I'm not going to get even close to my old 3.9% but where should i be looking for a good deal ?

An independant financial advisor.

My money before Christmas opted to get the best base rate tracker I could... because the rate is heading south.

I use http://www.imab.net/. Good advice and very quick and easy to find the best deal and they handle a lot of the tedious paperwork. Our deal has come to and end too but we were on 5.49% so the transition to a base rate tracker (0.6% above base rate) with Nationwide shouldn't be too bad. The cheapest we saw were around 5.5% but with big (£4000 or more) arrangement fees. That was in our LTV bracket though so deals may be better if you have more equity.
People with fixed rate deals at around 4% must be hurting come deal expiry time.

Google London and Country and ask to speak to Susan Ellis - free, fully independent, and I haven't been able to beat them on my last 3 quotes.

I just looked on moneysupermarket, ended up with a 0.24% over base tracker with offset facility. Cost me £800 in arrangement fees but it's £100/month cheaper than my old mortgage so I'll recoup that fairly quickly.

No, she's not not my wife - I'm Edwards not Ellis. I have had excellent service from this lady on several occasions and can recommend her without reservation (which I've done before on Pistonheads).

There's no connection, no kickback, no bung, just trying to help a fellow Pistonheader as I've been helped by others in the past. thumbup

I have just set up an offset mortgage with IF.

£995 to set up and the rate is base plus .49 for the life of the mortgage. Two year tie in. They cover the survey and legal fees. Up to 85% LTV too.

Sorted in about 3 weeks through my broker.

I opted for interest only, as I have the offset facility so any extra I have over the interest payment I am putting in the offset 'jar' so it decreases my monthly repayments straight away. Flexibility was the key for me, as it was getting a ball-ache changing mortgages and paying out fees every two years. .49 above base I can live with.

If you want another Fix, Yorkshire Building Society are offering great deals at the moment.

Under 75% LTV - 4.89% £800 Arrangement Fee & £195 Application Fee(upfront)...over 75% - 5.09%, same fees and they pay the HLC.

First Direct were offering 4.75% upto 80% but with a whopping £1300.00 fee.

All products regulated by the FSA are in the FSA tables. Go there, answer a few questions, then look up the best product. Its the same info that Mortgage advisors use.

Afraid that is nothing like the stuff a Mortgage Broker would use.
