AAVs don't last that long if they are used externally. The springs rust away which leaves them open and the gases escaping.

It sounds like it was the SVP to the end of the sewer run. If you're mid terrace this could an SVP to a common drain. If you're not then it could be an SVP to your drain.
If it's the latter then it's very cheeky for the neighbour to plumb into it although a previous owner may have given consent to do so.

They are prone to freezing though. MUCH more importantly, their agrement certificate only allows them on certain stacks..never the head of the run, so don't go fitting one willy-nilly.

here's a photo of the pipe  You can see how the vent for my baby's nursery is directly above the pipe and not easily seen is a wide crack from the top there down to about window lintel level, allows lots of fumes out. I had environmental health out to it today but they will be passing it onto housing defects team whoever they are who will probably write to the neighbours to sort it. will let you know how that pans out.

Hardly an expensive job to extend it, the bits would be a few quid from Screwfix or Toolstation and half an hour up a ladder.

Dig the broken pipe out of the socket then fit some plastic pipe and an offset to get past the gutter. Put a couple of feet on top of that with a rose to stop leaves asd stuff getting in. Hold it in place with a couple of clips.

Springs hold the flap shut until there's sufficient draw to need ventilation. Well, the various ones I've seen work like that.

Well, I reckon I've had at least 10 different manufacturers soil AAVs apart over the years and I've never seen one with springs, only a rubber seal shut by weight.
