Here is the house.

http://www.rightmove.co.uk/property-for-sale/prope...

It suits our needs, is within budget but I MUST have a garage. I don't have the car to go in it yet bur I deperately want a garage for when I have a NICE weekend toy. (I don't want to keep it outside and let everyone see it)

Do you think the converted garage could be turned back into a usable garage? Thanks

Looks like you'd lose the cloakroom if you did that so I'd build forward losing just the study - or rent a lock up.

Yes, but it looks fairly narrow to start with.

At the end of the day you're only losing the study so get the tape measure out.

^^This

EDIT - looking at the floorplan that made sense... looking at the pics the floorplan was drawn by an idiot.

Measure it up but it looks very narrow.

I think you would need one hell of a run up to get the car in

Thanks for the comments... Looks like lockup would be the best bet if we did go for this house... Concerned about this though as was hoping to put a Ferrari 360 in there...
Might be best to wait...

Wouldn't building forward look really strange?

Managed to find this from an old listing last time it was sold in 2012... Dimensions are 2.5x2.3m for the study and it also looks like there is some space in front of the study so the garage door still functions as a storage area?...

Easy

Or

you could look out the back and see if there is room to build a decent garage in the garden

Most of us don't move very often / incur costs when we do - my advice is find/wait for the right house.

We drew up a criteria list - missus is good at schools, transport, shops, low crime etc - so the only thing I wanted was a decent garage. Took us a year to find the right place, but really please we did. I sometimes drive past houses we were close to 'accepting' and so bloody glad we waited it out for 'the one'.

IMO that house is all out of proportion with too much downstairs, not enough upstairs, and no garage. Most spectacularly it has only one bathroom and one toilet.

I'd be looking to buy a better house with proper garage and get to the dream car later...

The house suits our way of living size wise if it had a usable garage... We used to have a house with similar layout and we spent 80% time in the kitchen/living area... It worked really well...

Unfortunately there is no access to the back garden so cant put a garage in the back garden ...

think its best to wait as advised

Understand the build forward comment, but there is nt a lot to be gained by that IMO looks like its only a few feet.

IF this is the house then id be inclined to get rid of the study as has been said but I think your goin have knock the garage down and start again it your wanting to put any type of Ferrari in it.

Which then begs the question if your knocking the garage down why not stick a full extension on the side.

Because his neighbour might not want someone's else's garage on their property.

Knock out the wall between the storage area and study and turn it back into a garage the way it was when built. Easy.

So all that gap im seeing down the side of the garage is owned by his neighbour then............

Strange boundary line. seein as id be following on from the hedge line.

It is a narrow garage but I reckon the space including the wheelie bin is yours, but beware if building right up to the boundary line as you'll have arguments about how to clean out the gutter if it's on your neighbours land. What about a carport?
The best job someone did after I sold a house was to build a garage half forward and extending sideways across the front door as an enclosed porch

If you don't mind me saying, that looks really nice. Around here you'd get a rough as aholes ex council house/flat for that.

I think I need to leave London.

So - why did it fall through? Why do the current owners want out after such a short time?

Might be innocent but something is a little strange with that house.

I agree! Looks like bargain of the century to me too (but probably is just correctly priced for the area)
